If you’ve managed to nail down the winning bid in this current real estate environment, you might be thinking “what’s next?” Here are some tips for home improvements that generally get you the biggest Return on Investment (ROI). Not only do certain improvements increase your home’s value, but they also can increase its functionality and livability.  

The National Association of Realtors in conjunction with the National Association of the Remodeling Industry recently conducted a study with some interesting findings. While kitchen and bathroom remodel can return 75% of their costs, there are other improvements that return the total cost and more. Refinishing hardwood floors recovered 147% of their cost and upgrading your home’s insulation (increasing the R-value) returned 100% of the cost.

Roof and garage door replacements also recoup all of their cost. A basement conversion into living space returns about 86% of the project cost. This is slightly higher than the return on a kitchen or bath remodel. The cost of all remodeling is dependent on design, quality of materials, location, age of home, etc.
