Happy fall! As the weather cools, it is the perfect time of year to bring new life to your yard. Whether it is laying down grass seed or planting a few new shrubs, this is an ideal time to spruce up your outdoor spaces. While we head into the cooler months and the real estate sales market slows, it is a great time to prepare your yard ahead of the busier spring market. If you decide to sell next spring, you won’t have to play catch up outside. The appearance of your yard from someone driving or walking by, also known as “curb appeal”, really can impact the sale or rental of your home.
Whether it is from a photo, someone driving by, or foot traffic, the exterior of a home provides an invaluable first impression on its condition. Prospective buyers or renters are much more inclined to go inside a home if they like the look and feel of the exterior. It adds to the perceived value of a home and can help it sell faster. It isn’t always about the kitchen and bathrooms!
Top Ways to Boost Curb Appeal:
Trim Trees and Shrubs – this can be an easy fix that you can do yourself. I remember when I first saw my home there was a large tree in the front yard that I didn’t think much of because it was so overgrown. After trimming the lower branches, it is now my favorite feature of our front yard.
Powerwash Siding and Windows– be sure there is no visible mold or mildew on siding or on window sills. If there is any sign of rotten wood after powerwashing, be sure to address those trouble areas and replace as needed.
Mulch – Adding mulch to garden beds and around trees can make your yard pop.
Plant flowers – Be sure to plant flowers that are in peak bloom when the house is listed to provide some color & interest.
Grass – Plant seed, mow, trim and edge. A well cut and edged lawn can be key to great curb appeal. Fall is the ideal time to put seed down to get your lawn growing lush.
Front Door – The front door is the gateway to your home’s interior style. Be sure that it matches the style of your home and have fun with color!
Roof/Gutters – New roofs are a major expense. Get recommendations from a reputable contractor if shingles should be cleaned. For long term maintenance and safety - remove tree branches overhanging the home. Clean out the gutters – no one wants to see plants growing from gutters or downspouts clogged with leaves.
Driveway and Walkways – Powerwash driveways, walkways and decks. Putting a fresh coat of sealant on a driveway or deck can provide a really clean look.
House Numbers - Along with your front door, house numbers are another way to showcase your home’s style. Be sure they are legible and easy to read from the street.
Last Step – Have the yard photographed to capture all of your hard work! Ideally homes should be photographed when some of the landscaping is in bloom – spring or summer.
